About Us

We started with a difficult property search
When we were buying property, we often had no idea what price to offer or how to respond to a counter-offer. Asking prices were easy to find. Understanding what people had actually paid, and what those transactions could tell us about an area, took much more work.
A home can be a commitment that lasts decades. We wanted to make a careful decision, but the learning curve brought headaches, heartache, tears and arguments. We worried about paying too much and about what we did not yet understand about the neighbourhood. Even a small gap in information could make a large decision feel harder.
Why we built iniPrice
iniPrice began as a way to help ourselves make sense of the property information available to us. We wanted to look at historical transactions, compare prices within an area and understand how the recorded market had changed over time.
We are sharing that work because we hope it can help someone else prepare for the same conversations. A clearer view of recorded prices can give you a starting point for research and better questions to put to an agent, lender or valuer.
What you can explore
You can search recorded property transactions, browse states, districts and areas, and explore project-level price history. You can also compare population by state and district, with breakdowns by sex, age and ethnicity. Our reports organise these records into summaries, charts and comparisons. Property transaction records come from NAPIC/JPPH. Population estimates come from the Department of Statistics Malaysia (DOSM) under CC BY 4.0. The website's calculations and commentary are our own.
iniPrice is an independent, personal website. We are not a government service, estate agency or property valuation practice. Browsing does not require an account or login.
What the numbers cannot tell you
A transaction record cannot tell you everything about a home, its condition or the experience of living in an area. Population figures are estimates and do not describe a particular neighbourhood. Historical prices can be delayed and incomplete, and our calculations can be wrong. They should support your research, not decide what you buy or what you pay.
Please read our data sources and disclaimer, visit the property and seek qualified professional advice before making a commitment.
Help us make it more useful
If a figure looks wrong or something is difficult to understand, please let us know. Include the page address and what you noticed so we can investigate.
