Terms of Use

Last updated:

These Terms of Use govern access to iniPrice.com ("iniPrice", "we", "our" or "us"), an independent, personal website. By using the website, you agree to these terms. If you do not agree, please stop using it. The Disclaimer forms part of these terms. Our Privacy Policy explains how we handle personal information.

What the website provides

iniPrice organises historical Malaysian property transaction records into searchable reports, charts, location summaries and comparisons. It also presents state and district population estimates with sex, age and ethnicity breakdowns. Browsing does not require registration or login. We do not act as an estate agent, lender, financial adviser or property valuer, and do not arrange or enter into property transactions on your behalf.

Content is for general information only. It is not a formal valuation, personalised advice, an investment recommendation or an offer to buy, sell or finance property. A displayed transaction is a historical record, not an available listing or a price at which a property can now be purchased.

Sources, third-party content and independent analysis

Government transaction records, external datasets, maps and other externally supplied material are "Third Party Content" under these terms. NAPIC/JPPH (opens in a new tab) is the source of the historical subsale records. The population figures come from Population Table: Administrative District, Department of Statistics Malaysia (opens in a new tab), licensed under the Creative Commons Attribution 4.0 International License (CC BY 4.0) (opens in a new tab). Source attribution, dataset dates, processing changes and limitations are set out in the Disclaimer.

iniPrice's calculations, charts and commentary are independently generated and may contain errors. They are not official government findings. Government bodies do not endorse this website or accept responsibility for our calculations or your financial decisions. Recent records may be incomplete because of registration and publication delays.

Your responsibility when using the information

Check source records, dates, measurement labels, coverage and assumptions before relying on a figure. Different properties and transaction samples may not be directly comparable. Seek advice from a registered valuer and other suitably qualified professionals before a property or financial decision. You remain responsible for your own research, offers, contracts and decisions.

Permitted use and intellectual property

You may browse the website, use the available search and export features, and reference its findings for lawful research, subject to these terms and the rights of the underlying sources. When quoting iniPrice's analysis, identify iniPrice, link to the relevant page and retain source attribution and qualification statements so the figures are not misleading.

iniPrice's original text, presentation and code are protected by applicable intellectual property law. Except where permitted by law or an expressly applicable licence, contact us before republishing substantial original content or commercially redistributing our reports. This does not restrict statutory rights or reuse rights granted directly by an open-data licence.

Third Party Content remains subject to its own copyright, licence and source conditions. CC BY 4.0 applies to the DOSM population data, not automatically to the whole website or to the NAPIC/JPPH records. If you reuse population figures from iniPrice, credit the Department of Statistics Malaysia, link to the licence and say that iniPrice changed the data. An export or print button does not grant additional rights over the underlying data.

Acceptable use

We may restrict requests or access where reasonably necessary to protect the service, comply with law or address misuse.

Contact submissions

When contacting us, provide an email address you are authorised to use and information we can lawfully receive. You allow us to use the message to respond and investigate the matter, as explained in the Privacy Policy. Sending a message does not create a professional advisory relationship or oblige us to provide a valuation or a response within a particular time.

External services and advertising

Maps, external links, hosting and other third-party services may be unavailable or inaccurate and have their own terms and policies. We do not control or endorse them. If advertisements or sponsored content are introduced, they will be identified as such. An advertisement will not be a recommendation or guarantee by iniPrice, and dealings with advertisers will be your responsibility. Never click ads merely to support the website or generate artificial impressions or clicks.

Availability, changes and warranties

We may correct, update, remove or suspend content or features without notice. We do not promise uninterrupted access, a particular level of coverage or that historical records will remain unchanged.

The website and all content are provided "as is" and "as available". To the fullest extent permitted by law, we exclude express or implied warranties of accuracy, completeness, reliability, timeliness, merchantability, satisfactory quality, fitness for a particular purpose and non-infringement.

Limitation of liability

Use is at your own risk. To the fullest extent permitted by law, iniPrice is not liable for losses or damage caused by errors, omissions, calculations, service interruptions, third-party services or reliance on this website. This includes financial loss, loss of profit, lost opportunity and indirect or consequential damage. Source agencies are not responsible for iniPrice's independent processing or decisions made using our reports, subject to applicable law and their own terms.

Nothing in these terms excludes or limits a non-excludable legal right, warranty, remedy or liability. These terms do not override the official terms of a government source or the rights granted by an applicable third-party licence.

Governing law and disputes

These terms are governed by Malaysian law, subject to mandatory rights and protections that may apply where you live. Please contact us first so we can try to resolve a concern. Subject to any mandatory jurisdiction rules, disputes may be brought before the courts of Malaysia.

Changes to these terms and contact

Revised terms will be published here with an updated date and apply prospectively. If a change is material, we will provide additional notice where required. Continued use after the revised terms take effect constitutes acceptance to the extent allowed by law. If a provision is unenforceable, the remaining provisions continue to apply.
