iniPrice.com (referred to as "iniPrice", "we", "our" or "us") is an independent, personal website for exploring historical Malaysian property transactions and district population estimates. Please read this disclaimer alongside our Terms of Use and Privacy Policy.

General information, not a valuation or advice

iniPrice is not a property valuer and does not provide a formal or direct property valuation. Transaction records, price comparisons, charts, growth figures, estimates, market commentary and other insights are provided for general information only. They are not financial, investment, legal, tax or professional valuation advice, a recommendation to buy or sell, or an offer capable of forming a contract.

A historical sale price does not establish the current value of another property. Condition, floor level, tenure, restrictions, renovations and other circumstances can differ. Before making an offer, arranging financing or making any property or financial decision, verify the source information and seek advice from a registered valuer and other appropriately qualified professionals.

Transaction source and dataset edition

Dataset edition: October 2026. The transaction dataset contains historical subsale transaction records. The date ranges shown on each report describe its available records. The edition date identifies the version rebuilt for this website; it does not mean transactions are available through that month or that NAPIC published an official release on that date.

The current dataset covers building transactions, including residential, commercial and industrial properties. Land-only and agricultural deals are not included. Buyer and seller details are not displayed.

Registered transaction data is historical rather than live. Registration, reporting and publication delays can be around six months or longer, and coverage varies by location and period. Recent months and quarters may be incomplete or provisional and may change as records are added or corrected. A lack of records does not necessarily mean that no sale occurred.

iniPrice calculations and changes to source data

iniPrice processes the underlying records for display and comparison. Changes include cleaning and grouping records, standardising location names, deriving geographical classifications, converting floor and land areas, and calculating summaries. Our averages, medians, price-per-square-foot figures, growth charts, percentage changes, comparisons, analytics, analysis and written insights are independently produced by iniPrice unless expressly attributed otherwise. They are not official NAPIC, JPPH or government findings.

Statistics use the measure labelled on the relevant page; both averages and medians are used. A change in a group's recorded prices can reflect a different mix of properties sold, not appreciation of the same property. Growth or capital-gain figures are indicative comparisons, not a verified investment return, forecast or guarantee. They may not account for financing, taxes, fees, inflation, renovations or other ownership costs. Map locations, boundaries and nearby-place information are approximate and should be independently checked.

Population source and attribution

Dataset edition: 07 Oct 2026. The edition date identifies the version of the DOSM population table used to build this website's population data. Figures describe the latest year in that table; a newer DOSM release may revise them.

Population figures appear on the population pages and next to state and district property reports. They are DOSM estimates for the latest year in the dataset, published in thousands and shown here as whole residents. They are not a census count of current residents.

Changes made by iniPrice: we converted the figures from thousands, use only the latest year, add district totals to produce state totals, and group 5-year age groups into wider age bands. We also match DOSM district names to the property-data location names, for example by combining Sarawak districts into their administrative divisions. A breakdown can differ slightly from its total because of rounding in the source. Where no reliable match exists, the population is shown as "Not available". These changes are our own work, not DOSM's original output.

The CC BY 4.0 licence covers the DOSM population data only. It does not extend to NAPIC/JPPH transaction records, iniPrice's original content or other third-party material. Each source's own licence and reuse conditions apply.

iniPrice is not affiliated with, operated by, authorised by or endorsed by NAPIC, JPPH, DOSM, the Ministry of Finance Malaysia, data.gov.my or the Government of Malaysia. Source attribution acknowledges the origin of information only. It does not imply approval of this website, its calculations, its conclusions or any financial decision made by a visitor.

Accuracy and availability are not guaranteed

We aim to present useful and accurate information, but source records and our processing can contain errors, omissions, duplicates, misclassifications or delays. We do not warrant the accuracy, completeness, currency, reliability or relevance of any record, calculation, chart, analysis or insight. Information may be amended, corrected, removed or updated without notice, and the website may be unavailable.

Corrections and questions

If you find an error, please contact us with the affected page and a description. We can review our presentation and calculations, but cannot alter an official government transaction record or DOSM statistic. Requests to correct an official source record should also be directed to the relevant source agency.
